Running property ads without losing the enquiries

How to point a Facebook, Instagram or Google ad at a page that captures enquiries properly, and how to tell which advertisement is actually working.

Where most ad money goes

A broker runs an advertisement, sends the clicks to a WhatsApp number, and gets messages. That works until it does not: the messages arrive mixed in with everything else, nobody records what was asked for, and at the end of the month there is no way to say which advertisement produced which deal.

The alternative most people try next is a form on a website. That is better, except the form emails you, and now the enquiry has to be typed into wherever you actually track leads - which happens on the good days and not on the busy ones.

What the ad should point at

A page with four boxes: name, number, area, and what they are looking for. Two of them optional. Every extra box costs completions, and a name and a number is enough to ring somebody back.

It has to load immediately. Ad platforms score the landing page, and a slow one costs money on every click - and the person clicking is on a phone, on mobile data, probably standing somewhere.

Knowing which advertisement worked

So a link ending in utm_campaign=powai-2bhk produces leads that say they came from the Powai advertisement. Run three campaigns with three names and at the end of the month you can see which produced enquiries and which produced deals - rather than guessing, or spending more on all three.

A worked example

Two campaigns, ten thousand rupees each. One produced 40 enquiries and one deal. The other produced 12 enquiries and three deals. Without campaign names, the first looks like the winner. It is not.
